SITUATION The land is approached by proceeding north from the centre of Eastrington along Carr Lane, east along Sleights Lane and then north along the unadopted Barmby Lane and the fields are on the right hand side. Lot 1 also has good frontage to un-adopted part of Sleights Lane.

THE LAND The land consists of separate fields, both of which are in arable cultivation being shown as predominantly Grade 3 on the Land Classification Map for England and Wales and is the Portington series of cambic stagnogley soils.

LOT 1 (EDGED RED AND HATCHED ORANGE) 18.40 Acres of Land (7.45 Hectares) or thereabouts having a National Grid Reference Number SE8032 7105 all of which is in arable cultivation.

The land has been cropped as follows over the last 5 years:-

2018 - Fallow
2017 - Wheat
2016 - Linseed
2015 - Wheat
2014 - Grass Leys

The land is left in fallow.

LOT 2 (EDGED RED AND HATCHED BLUE 4.60 Acres of Land (1.86 Hectares) or thereabouts having a National Grid Reference SE8032 5721, of which 4.49 Acres (1.82 Hectares) is arable.

The land has been cropped as follows over the last 5 years:-

NB There is a 4.5m track along the southern boundary of the field. This track is included with the Land to be sold. The owner of the adjoining woodland enjoys a permanent right of way over this track. Maintenance of the track is in accordance with the useage.

BASIC FARM PAYMENT The land is eligible for the Basic Farm Payment Scheme, however, there are no Basic Farm Payment Entitlements included with the sale.

All 2018 Basic Farm Payments are reserved to the Sellers.

The Purchaser shall be expected to enter into an undertaking with the Sellers to meet all Cross Compliance requirements of the land from the date of completion of the sale until the 31st December 2018.

ENVIRONMENTAL STEWARDSHIP None of the land to be sold is included within the Environmental Stewardship Scheme.

OUTGOINGS Drainage rates are payable to the Ouse and Humber Drainage Board and will apportioned post sale.

EXCHANGE OF CONTRACTS Exchange of contracts shall be within 28 days of acceptance of a Tender with completion and vacant possession being given on the 30th September 2018 or earlier by arrangement.

METHOD OF SALE The land is being offered For Sale by Informal Tender in two Lots or as a whole.
Tenders together with a deposit cheque equivalent to 10% of the tender price should be submitted on the attached Tender Form which should be received at the office of Townend Clegg & Co, 17 Market Place, Howden, Goole, East Yorkshire, DN14 7BL in an envelope clearly marked "Eastrington Land Tender" no later than 12 noon on Tuesday 7th August 2018.

MONEY LAUNDERING REGULATIONS To comply with the Money Laundering Regulations Act 2003 the successful tenderer(s) must provide prior to Solicitors being instructed, formal identification in the form of one item of Identity Document (ie current Passport, current UK Driving Licence, Resident Permit or Revenue Tax Notification) together with one item of evidence of address (ie utility bill, Local Authority tax bill for current year, Bank Statement or Credit Card Statement with current address or recent Mortgage Statement with address).
