SITUATION The Land is situated on the right hand side of the Kings Causeway (A161) when travelling from Swinefleet towards Eastoft and is shaded Red on the attached Reference Plan.

The Land is Grade 2 and of the Blacktoft soil series (medium silty calcareous aluminium soils).

BASIC FARM PAYMENT 2.85 Ha of Basic Payment Entitlement will be transferred to the Purchase upon Completion to enable them to make a Basic Payment Application upon the Land in 2018.

TENANT RIGHT In addition to the purchase price a Purchaser will pay a Tenant Right for all cultivation, seed, tillages and sprays applied to the land up until completion such Tenant Right to be calculated by the Sellers Agent and which will be payable upon Completion. There shall be no right to claim compensation for dilapidation.

OCCUPATION Occupation of the Land will be given up upon Completion of the Sale.

GENERAL REMARKS

INSPECTION The Land may be inspected at any reasonable time upon the receipt of these particulars.

MODE OF SALE The Land is offered for sale as two separate lots by Informal Tender.

All Tenders should be submitted in accordance with the attached Conditions of Tender and on the attached Tender Form and to be received at the Office of Townend Clegg & Co, 4 Belgravia, Goole, DN14 5BU in an envelope marked "SWINEFLEET LAND TENDER" no later than 12noon on Wednesday 21st February 2018.

COMPLETION & POSSESSION Legal Completion of the Sale shall be Thursday 29th March 2018. Possession of Lot One will be given after the removal of the grown crop of Wheat or the 30th September 2018 or (which ever is the earlier) and the Possession of Lot Two shall be given upon Legal Completion on the 29th March 2018 .
